Flood insurance is not always the answer. While many mortgage companies require flood insurance for homes in low lying areas, if your basement floods due to a drain back-up or sump pump failure, flood insurance does not respond. You need to have water back-up coverage on your home insurance to take care of this situation. It is much less costly than flood insurance and we recommend it if you have any valuables or finished area in your basement.
